BROKERS SALE OF 184-196 CHAPEL STREET, NEW HAVEN

John E. Kozloski, Vice President of George J. Smith & Son Commercial
& Investment Real Estate, Milford is pleased to announce the sale of
the former A.W. Flint Ladder property located at 184-196 Chapel
Street, New Haven, CT.
The Buyer, Enrique Rosado, is affiliated with Erwin Hauer Studios a
designer and supplier of continua architectural screens and walls.
The buildings will be used to consolidate the design and production
components of their company. Erwin Hauer served on the Yale
School of Architecture for more than three decades. Rosado,
a business partner and former student of Erwin Hauer, was also
represented by John Kozloski. The City of New Haven Office of
Economic and Business Development(Helen Rosenberg) was instrumental
in providing incentives enabling the business to relocate within the
City.
The A.W. Flint Ladder Company was founded in 1880 in New Haven and
relocated several times within the city before purchasing the Chapel
Street property in 1937. In 1991 the a.W. Flint Ladder Company
was sold to the Lynn Ladder Company of Lynn Ladder Company ceased
operations at the facility in March 2009 and the property was then
marketed by George J. Smith & Son. The property consists of
five buildings containing 54,000 square feet on approximately one
acre of land is bound by Chapel Street, River Street, and Lloyd
Street in the Fair Haven section of New Haven.j
